New York State is home to some of the most expensive cities in the country. While the Empire State may be known for its high taxes and expensive real estate, it also has a number of cities with very high average incomes.
The average annual household income in New York City is $72,108.
The state has long been a magnet for highly educated workers due to its proximity to Wall Street and many other financial institutions.
In fact, New York City has more billionaires than any other city on earth – with more than half of them living in Manhattan’s Upper East Side.
But what about the rest of New York? How does the rest of the state compare?
We’ve compiled data from Census Bureau’s American Community Survey to find out which cities have an average annual household income over six figures.
The 10 Richest Cities in New York
Here are the most affluent neighborhoods in New York:
1. East Hills
East Hills is one of the wealthiest villages in New York with a median household income of $250,001, compared to $72,108 for the state.
It is a suburb of Long Island and is located on the North Shore of the island. The village has a population of about 7,189 (2020) people.
East Hills is part of the Long Island region. It is located on the West End of Long Island, next to Jamaica Bay, bordered by Queens on the west side and Woodhaven on the north side.
The city is home to some of the most expensive homes in the state and has some of the best schools in New York. The median price of a home in East Hills is $1,381,306.
This is significantly higher than the state average of $753,782. It’s also significantly higher than other similar neighborhoods like Glen Oaks or Douglaston.
2. Sands Point
Sands Point is one of the richest villages in New York with a median household income of $250,001. The community has a population of 2,785 (2020) and is located on Long Island Sound in Nassau County.
It was incorporated in 1931 and is home to many famous residents, including Barbara Avedon, Jerry Seinfeld, and John McEnroe.
Sands Point has an average listing price of $2,645,539. according to Zillow. The median price per square foot for homes for sale in Sands Point is $824.
Sands Point is known for its waterfront mansions and cottages along the shoreline along with its beautiful meadows and woodlands.
3. Plandome
The village of Plandome is located on the south shore of Long Island, in Nassau County. The population of the village is just under 2,000 people.
It is one of the wealthiest villages on Long Island, with an average household income of over $250,001 per year.
Plandome was originally known as “Plandome-by-the Sea” but was later shortened to Plandome by residents.
The village is home to many wealthy families and celebrities and has a long history as a fishing community, dating back to the 17th century.
The name “Plandome” is derived from the Dutch word for “fishing pond.” Many residents have kept this tradition alive by building fish ponds in their backyards or keeping a boat docked at one of the local marinas.
4. Brookville
Brookville is one of the wealthiest villages located within Long Island in New York with a population of about 6,255 (2020) people.
The village is nestled between two counties, Suffolk and Nassau, thus giving it a unique charm that cannot be found anywhere else in New York.

6. Woodsburgh
Woodsburgh is one of the richest villages in New York with a per capita income of $250,001.
Located just north of Manhattan on the Hudson River, it is a well-to-do suburb with many beautiful homes and estates.
Woodsburgh has a population of approximately 818 (2020) people who are very friendly and welcoming to outsiders.

It lies on Long Island’s north shore and is surrounded by water, including Peconic Bay to the east, the Peconic River to the west, and Gardiners Bay to the north.
The village is home to more than 1,100 homes and has a population of about 3,663 (2020) people.
Residents enjoy an average commute time of 15 minutes and many use their boats to get around because there are no roads connecting Lloyd Harbor to other areas on Long Island.
Lloyd Harbor is also home to some of the most expensive real estates in Suffolk County. It has been rated as one of Long Island’s most desirable communities for its stunning property values, excellent schools, and proximity to nature preserves, beaches, and parks.
9. Garden City
Garden City is one of the richest villages in New York with an average income of $186,607. It is located in Nassau County and has a very diverse population.
Over the past few years, it has become a hot spot for high-end real estate. The median home price here is about $1 million dollars, making it one of the most expensive places to buy real estate in New York State
Garden City has more than its fair share of great restaurants and nightlife. There’s everything from fine dining to local dives serving up burgers and beers.
